When do you need an Energy Certificate?
Briefly
Energy certification is required by the law (176/2008. government regulation), since 01 January 2012 in case of selling apartments, offices, retail spaces and family houses over 50 m2, and also for renting if the duration is longer than 1 year. The energy certificate is valid for 10 years and needs to be ordered and paid by the seller or the lessor.
More specifically, according to the text of the law
When you need:
1. § (3) Energy characteristics of the building in accordance with the provisions of this regulation - unless you have the energy certificate in force - must be certified within the scope of Regulation
a) new building construction;
b) an existing building or building unit
ba) the transfer of the ownership for consideration, or
bb) hiring;
c) in case of more than 500 m2 total useful floor area official purpose, state-owned public-use building.
When you do not need:
1. § (2) is not within the scope of the Regulation:
a) buildings less than 50 m2 of useful floor area;
b) buildings intended for use in less than four months a year;
c) the intended use of the building up to two years;
d) buildings with religious purpose;
e) building was declared a protected building by legislation, or building is placed on the protected (protected monument, local architectural value) area;
f) buildings with agricultural purpose;
g) to the buildings in which the internal heat gains from the technology during the period of intended use is greater than 20 W/m2, or during the heating season the required air changes is more than twenty times higher;
h) buildings with workshop purpose;
i) tent structures, inflated with air, or stretched - for the purpose of long-term human habitation.
12. § (1) In the case of independent destination rental unit certificate shall be issued in the lease agreement entered into after the 2015th 31 December.
What is the certification process and what is required to it?

The total fee for the certificate depends on the type and size of the property, as well as the available technical documentation. In Budapest the net price is from 8500 to 22000 Forints, in the countryside is the same but +40 Forints/km return calculated.
